New listings decline.

New home sales fell by 37.3% compared to last October. Pending Sales came in with a 29.1 drop. The median sales price continues to rise with a 8.1% increase compared to lats year. The average sales price increased 6.9%. The ratio of sales price to original listwas 85.5%. New listings fell 23.9% while the active listings rose 90.5%. While taht seems like a large increase the months of inventory only stands at 1,8 months. 6 months is considered a balanced market.
