What was once a huge industrial oasis, West Vickery Boulevard is on the verge of a new era.
In recent years, there has been a shift in businesses based there on the roughly five-mile stretch that begins at the intersection of Interstate 30 and the Chisholm Trail Parkway. With local interior design firms, clothing brands, boutiques, art galleries, and similar handicrafts quickly gathering in the area, the corridor seems to be becoming something of a design district.
As a long-term tenant – as well as a real estate developer and real estate manager at Witcher Properties, Ltd. – Jill Black identifies recent developments in the area as a catalyst for West Vickery's growth. The construction of the Chisholm Trail Parkway and improvements along Montgomery Street, such as Dickies Arena, made for the perfect storm when property prices began to rise.
"A lot of the nearby areas made artists expensive," says Black. "Vickery was a place that was centrally located, yet affordable."
While Black's family has owned property on the boulevard for decades, they set up a joint workplace on the Strip, where they run their own shop, Amada.
"I've seen a lot of companies come and go, start-ups and fail, so I came up with coworking and shared resources," says Black.
On around 3,000 square meters, 76107 Collective offers 10 office spaces in which local entrepreneurs, artists and small businesses have found a home.
Where West Vickery wasn't previously known for much more than hosting large warehouses, the industrial designs have proven perfect for the types of businesses that now set up shop there.
Paige Casey and Amanda Galati, co-owners of the children's boutique Lila + Hayes, came up with a similar concept to 76107 in the hallway. LOCAL Design Studio + Gallery serves as the headquarters for several women's businesses – Lila + Hayes, children's accessories line The Bow Next Door, jewelry designer Kori Green Designs, interior design store RM Rynd Interiors, handbag and accessories boutique Clearly Handbags, paper type and the printing company Fort 52, the handmade City Boots shoe store and the C + B Furs fur store.
The project grew out of the need for offices and storage, says Emily Lee, owner of The Bow Next Door. LOCAL was originally opened on an area of 2,880 square meters, but has since expanded to the neighboring storefronts and has almost tripled.
"West Vickery turns around," says Lee. "It's not what people thought five or ten years ago. Everyone is modernizing new buildings and it looks fantastic. "
While LOCAL and 76107 are smaller than the entire Strip, they demonstrate the benefits of like-minded companies joining forces.
"We are able to let ideas bounce off each other," says Lee. "We all somehow know what we're going through. If we have a question about something, someone there will know the answer. We all want us to be successful and well. "
Since his location in West Vickery, Lee has seen an explosion of Fort Worth brands in the area opening up more collaboration opportunities. About two years ago, she says, some businesses got together to organize Venture to Vickery, a pop-up event that featured food trucks, makeup, and more to build community and draw customers into the corridor.
Lee estimates about two or three new stores open along the boulevard each year, but the area also attracts some of the city's staples.
In late 2019, the Fort Worth Billiards Superstore, one of the oldest billiards retailers in Texas, moved less than a mile from its Montgomery location – where it had been for about 30 years – to West Vickery.
"Over time we've seen smaller specialty stores in the area," said Albert Trujillo, President of Fort Worth Billiards Supply Co. "It's a much more busy area than Montgomery Street and makes the specialty stores a lot more curious."
The Fort Worth Billiards Superstore has been providing furniture for pool tables, shuffleboard, foosball, air hockey, skeeball, various arcade games and a selection of stools for nearly 70 years. As the company grew, not only was it looking for a place to expand, but also a property to own rather than rent.
The company has remodeled a 10,000 square meter former garage space while retaining certain elements, including the sectional doors and the open concept for its showroom.
"There is a lot of growth in this area," says Trujillo. "When we moved we felt we had to stay in this area based on where we were before and that there was going to be a lot of growth in the west and southwest."
