The Phoenix-area condo market kept its cool in June 2025, but there are some key shifts worth paying attention to—especially if you're trying to time your next move. The market still leans balanced, meaning buyers and sellers are evenly matched… but inventory is rising, days on market are stretching, and median prices are sliding ever so slightly.


Let's break it down and compare it to what we saw in May 2025 👇


📍 Tempe Condos: Rising Inventory, Stable Action


Tempe continues to ride the balanced market wave with 6.62 months of condo inventory—plenty of options, but not so much that the market feels flooded. However, compared to


May, there's a big shift worth noting:

  • Inventory is up 7% month-over-month and a whopping 98% year-over-year. That's a surge. Buyers now have a lot more to choose from.

  • Condos are selling at 97% of asking price, consistent with May.

  • Median days on market: 58, slightly up from last month's average of around 50.

  • Median sold price: $324,950, a dip from spring's ~$341K average.


    📌 Compared to May: Tempe's inventory took a big leap, and while sales are still happening, sellers now face more competition. Buyers? You're in the driver's seat, just don't take too long to make your move.

While that might make it harder to pin down exactly where the market is heading, these numbers still give a solid baseline for any buyer, seller, or investor trying to make sense of things right now.


📍 Phoenix, AZ

  • Months of Inventory: 9.71 → solid buyer's market. Buyers have options. Sellers? Get sharp with pricing and presentation.

  • Sold-to-List Price Ratio: 92% → plenty of negotiation room for buyers.

  • Inventory Change: ⬆️ 10% MoM | ⬆️ 53% YoY

  • Median Days on Market: 62

  • Median Sold Price: $130,000 Compared to May: Price down significantly — further signs of buyer control.
