Staging a home for sale is a good idea in any type of market. After all, the highest offers will come from buyers who fall in love with the home.
Staging is about showcasing a home so it creates an emotional connection with the buyer(s). This makes buyers more committed, perhaps willing to pay more and less likely to find a reason to back out once escrow is opened. In fact, 82% of buyer's agents said staging helped their clients visualize the property as they would use it.
Staging certainly accents the positive characteristics of the home but it also minimizes the negative. An unstaged property is more likely to go unnoticed. I have personally witnessed buyers who are unable to visualize the home as it would be once they move in. I had one experience where a buyer returned to an open house a week after seeing for the first time. During the week, my stager went in and made a couple of small changes. When that buyer returned, he was relieved that his concerns had been addressed. He had not been able to figure out where he would put the TV!
Staging also makes the photos much more appealing and more likely to catch buyer's eyes. In short, staging helps sell homes much faster and for up to 20% higher. For those who choose not to stage, the average price reduction was 5-20 times more than the cost of staging.
