WHAT'S THE MARKET LIKE?
If I had not watched the news, I'd probably tell you it's great! Seriously, I've set a record with my number of listings. But here is what I can tell you, inventory is down. Those stats show it. Also, you can't overprice your home. Meaning buyers are being realistic to the price they will pay. Home values have risen for sure. For instance your home is worth roughly 20% more than 2 years ago (maybe more depending on area, neighborhood, upgrades) *and you can't just say 'let's go much more above that' or it may sit on the market longer. Stats show homes on the market about 2 weeks longer than last year, where before it may have been a couple of days. We are seeing more price reductions. But hey, who doesn't want to get the most for their home? Once it's dropped to the sweet spot, it goes under contract. People are still buying!
HOME IMPROVEMENT TIP:
Since 2009, the number of people who work from home has risen by 159%, according to stats from Global Workplace Analytics. From a survey by HomeLight, 60% of top real estate agents cited a home office as a top priority for buyers in their market, representing a higher percentage of respondents than any other home feature or quality on the list. *On my last listing appointment the seller had converted an extra room with privacy doors to the hallway for a home office.
