Good morning beautiful people. Hope your day has been productive and fun. Last week my partner started a new thread. In the hopes of offering our followers a few simple ways to upgrade their curb appeal. Although I have to be a little bit of a downer today. Actually today I'm going to be giving you 5 features that decrease home value.  As a way of helping readers understand why their properties sit on the market for so long. Our why they are not getting the offer prices they desire.

As I have been seeing more and more houses, I am starting to notice one common thing. Most owner sellers add on, um, what i like to call emotional equity. Now, I'm not saying that age doesn't give your home character. I am though, saying that just because you have great summer memories in a particular area of your property. You can't expect that to translate to a prospective buyer.

A little concrete is fine. But many feel more industrial than at home. The wide concrete creates a parking lot-like patio, where rainwater collects in puddles. It can appear unsightly, become a source of heat, and also pose a safety hazard to friends and family.

5. Fruit Trees

Figs? Umm...Oranges? Sumo Oranges, (look them up) love them. Apples? More than one a day. But caring for a fragrant garden is not everyone's idea of the Garden of Eden. They attract insects and require constant pruning, and high-yield trees give you an additional task: how do you get rid of all the fruit?

Many potential home buyers would rather hang out at the farmers' market than pruning the trees. Therefore, while you may be competent in the task of maintaining trees and reaping rewards, most others will not. Okay, okay not too bad right? I think especially being based on Florida we've all seen these features. We've seen nice...great pools, fountain figures & patios.
